Local Market Update

The spring market has well and truly arrived for the team at Ray White Cranbourne with one of the busiest months on record.

The sales department enjoyed the longer warmer days with plenty of action and a great team effort with activity well spread throughout the team. The department as a group completed over 40 new listings for
the month with the stand out in this area being Chaminda with a new personal PB. This increased listing action has ensured we have plenty of new properties to offer our buyers in the coming months and lead up
to Christmas. At the same time the team was busy with 40 sales also being completed for the month. This is a great effort with in excess of $17 million of stock being sold in one month alone. Team Ringeri and Team Chaminda were very active for the month and Brandon completed a very strong month also. Well done to everyone for such a great effort. We still have a little time left to list and sell properties this year and take advantage of such a strong market but if you are considering selling this year you will need to be quick.

The rental department were consistently busy as always and this month was no exception. We had a number of team members away at different times this month but we still managed to post some great numbers and the team worked very well together to make it all look so smooth and easy. The letting numbers were strong again with 39 lettings for the month, Bianca is settling in well with Marcia and letting numbers should be strong for the rest of the year. Our average rent has increased this year from $353 at the start to currently sitting on $365 per week. This is a reflection of a busy market but also a large number of newer properties hitting the market and being let. I know our team are always looking at rent reviews for our landlords when they are due and always offer the best advice along these lines. Routine inspection numbers were also very high this month with the team working hard to ensure all the smaller details are followed up too. Cara moved from reception into the property management department this month and we welcome Amy to our team in November. We also introduced REST communicator which is another service to our landlords to provide information when they want it with 24/7 access to information on their property.
