Mark Guthrie, CEO of Ray White Cranbourne and Ray White The Bayside Group, is a distinguished leader in the real estate industry. Unlike many of his peers, his passion for property has been lifelong, not just a career he stumbled upon. From the early 90s, when he started as an eager young cadet in the competitive Frankston market, the "thrill of the sell" has driven him to build and lead one of the region’s most successful and innovative real estate teams.

Mark’s depth of experience across all facets of the real estate industry sets him apart. After honing his skills as a marketer and negotiator with Ray White Frankston, he expanded his expertise in 1994 by joining Richard Ellis as an Industrial Sales and Leasing Consultant in the commercial and industrial sector. During this time, he managed high-profile corporate clients and played a critical role in negotiating multimillion-dollar sales and acquisitions for companies such as Linfox and Moreland City Council.

To further broaden his global experience, Mark took on an international role in 1996 with New Zealand’s Harvey Group as Auction Director. Over four years, he managed five regional offices, led a team of over 70 staff, and conducted more than 1,000 auctions, achieving record-breaking clearance rates in Auckland’s highly competitive market.

Returning to Melbourne in 2000, Mark rejoined the Ray White network, taking on a key corporate role as an Associate responsible for training across Victoria and Tasmania. In this position, he played an instrumental role in launching nearly a dozen Ray White franchises, ensuring new offices and agents embraced the company’s dynamic and client-focused approach to real estate. With extensive expertise in residential and commercial sales, international exposure, and a wealth of auction and training experience, Mark followed his passion and established Ray White Cranbourne in 2004.

Under Mark’s leadership, Ray White Cranbourne has flourished into one of the company's top-performing offices. Now with a team of nearly 50 professionals, the office operates from a cutting-edge office space in Bakewell Street, reflecting its continued expansion and success. Mark is recognised within Ray White’s Performing Elites group and is a regular attendee at the Flywheels Conference, which brings together the brand’s top-performing businesses. He is also an innovator in the Casey growth corridor, pioneering in-room auctions in the region.

In 2015, Mark extended his leadership reach by acquiring a franchise in Cheltenham, now known as Ray White The Bayside Group, reinforcing his commitment to the Ray White brand. This expansion allowed him to deepen his involvement in the local community—something he is passionate about—while taking on the challenge of establishing the office as a market leader across the Bayside region.

By 2025, Ray White The Bayside Group had undergone significant growth and rebranding, expanding its presence with additional offices in Mordialloc and Sandringham while maintaining its central hub in Cheltenham. This strategic expansion has strengthened Ray White’s presence across the Bayside market, ensuring clients receive exceptional service, expertise, and market-leading insights. Mark’s leadership and vision continue to drive the success of the group, positioning it as the premier real estate agency in the region.

A firm believer in continuous learning and development, Mark organises regular company retreats featuring international guest speakers and maintains his own motivation and industry knowledge with the support of a long-term business coach.

Mark’s family is his foundation, and weekends often find him court side, cheering on his daughters at netball—whether they are playing or umpiring. A passionate Collingwood supporter, he also enjoys regular rounds of golf and stays active with cycling. 

Mark is actively involved in the local food van, providing hot meals to those in need, along with various other community initiatives.His philosophy is simple: support those who are less fortunate and make a meaningful impact where it matters most.
