Local Market Update August 2017 – Mark Guthrie

August is the award season for Ray White and the team at Ray White Cranbourne got to enjoy the annual Ray White Awards Night which was held at The Palladium at Crown. There were in excess of 1,300 people present and it was a great opportunity to dress up, relax and review our last 12 months and all the hard work that has gone in. I would like to thank the whole team for the effort that they have put in over those 12 months and some of those rewards are starting to come through now with some great recognition on the night.

Individual award winners were Kate Rushton who won the NPS Award and Paul Ringeri who was #8 for Sales Dollar Value and #2 for Sales Volume in the last financial year. Both outstanding results and obviously reflects just how good both Paul and Kate along with their teams are at consistently producing fantastic results.

Kate’s NPS (Net promotor score) award was based upon customer service and providing the highest level of service back to her customers. That was an amazing award for her to win, it was judged out of the whole state of Victoria and Tasmania with in excess of over 600 agents.

Our office also won #5 Sales Award for Volume and Dollar Value for the year, which is a fantastic result and an improvement from #7 last year. We’re extremely happy with the increase in both Volume and Dollar Value and this obviously places us in the top five of Victoria’s best businesses in covering over 90 offices throughout Victoria and Tasmania, so a fantastic result by the whole team. We also had a number of nominations for our property managers and our BDM team won #1 BDM Team for Victoria which is another fantastic result. So across the board sales, rentals and customer service were all winners all through the night.

In August Catherine’s baby Spencer was born – Congratulations and we wish Catherine and her partner Shannon all the best for the future.

Our property management team had a great month, with a major focus on arrears and the hard work is paying off. There was a massive reduction in arrears, which means more of our owners have more money in their pocket and obviously more happy property managers and tenants.

Our leasing team received 482 applications for the 57 properties leased which is a fantastic number and there was plenty of hard work done in processing these.

With our new electronic leases being in place, we’re seeing turnaround times dropping dramatically. From the time of an application being approved to the time the leases are being signed by tenants, we had a record turnaround time of only five hours in one case. This system is easily accessible, convenient and has increased efficiency, this is no doubt the way of the future – paperless.

In the Sales Department, Kate Rushton and her team set a new record with 64 appraisals for the month of August. An outstanding effort by Kate and her team and I know that will lead to plenty of opportunities and listings in the months to come.

Overall the sales team had a very strong listing month with over 40 listings for August. Sales numbers were slightly down but not by too much. We expect with the listing numbers we have achieved in the month that we will have plenty of sales leading to the spring market and then a very busy time leading up to Christmas.

The other outstanding effort in the Sales Department was Paul Ringeri and his team which had 16 listings and 10 sales for the month – plenty of activity and overall a very busy month!

Overall it was a month of celebrations, a chance to sit back, enjoy all the hard work from the previous 12 months and enjoy the accolades of the awards night as well.

So, thank you very much for another great month, thanks to the team, who are all extremely hardworking indeed. We look forward to the spring run up to Christmas and we expect it to be very busy indeed.
