October saw the busiest and most productive month of the year for the team at Ray White Cranbourne. This was led by a massive effort in the sale department with great listing and selling numbers. Stock levels in the marketplace remain very tight and as a result we are seeing many multiple offer situations over the last month. We had a number of situations of a house coming on the market and being sold within a few days after many strong offers and often above the vendor’s
expectations. Many buyers are getting frustrated by the lack of new homes coming to the market and therefore are trying very hard to secure the right property when it does appear.
The sales department had one of its busiest months and it was a real team effort with everyone getting involved. The stand outs though were Thomas with a great month both listing and selling, Chaminda who did a PB for the month with sales, Paul May who had a blinder with new listings, Kate who was also very strong with new listings and Team Ringeri had another strong month with sales activity.
We had some great results with auctions throughout the month too and have a good number booked also for November. The lack of available stock is creating good competition and great results for vendors.
The rental department as always these days were busy again this month and managed to complete 40 lettings for the month. That’s the second month in a row and ensures there were many landlords and tenants happy for the month. The lettings were the end result but many hours of hard work were performed to achieve these results for the whole team. 114 applications were processed to find the right tenants, 215 open homes were conducted also and many hours were spent doing ads, condition reports and other associated activities. The team also did a PB of 174 routine inspections for the month. This is not the pretty part of property management and is often overlooked by some agents or landlords as not being important but we know how important it is to ensure the asset of our landlords is being looked after in the best possible way.The winners of property management portfolio for the month of October were Kim and Conchita, well done ladies.
It’s not long to Christmas now so if you are looking to do something this year you had better get things moving ASAP.
