Local Market Update September 2016

September saw the finals of the AFL and after a great battle the Western Bulldogs won through and ended the 62 year drought since their last Grand Final win. September also saw us enter the traditional spring market and it’s been a very busy time for the team at Ray White Cranbourne. The market remains very strong with plenty of interest from buyers and tenants in a very tight marketplace. A good guide to the strength of the market is that we received over 7000 hits to our Ray White Cranbourne website in the month of September.

The sales team averaged over a sale a day again this month with the average sale price in excess of $500,000. The stand outs for the month were Team Ringeri with 14 sales for the month and team Chaminda. Listings numbers remained tight and days on market hovered around two weeks. We are still seeing plenty of multi offer situations and plenty of examples of vendor expectations being well and truly exceeded.

The rental team grew again this month with the additions of Jayde Cooper to our BDM team and Rebecca Kavanagh working with Bree and Emily in a property management role. The leasing team were very busy with 50 lettings achieved for the month. A great effort by the whole team to achieve this record number. The numbers for the month to achieve the outstanding lettings numbers were as follows, 606 applications were processed, 305 open homes or private inspections were conducted and 3295 enquiries were made on our properties, all this in just one month. The winning property managers for the month were Catherine and Abbey.

September was another busy month and we don’t expect anything to change in the upcoming months as we head towards Christmas.
